Attracting Qualified Tenants

Inspection of the Property
To protect the owner's investment, Sol Homeseekers Property Management arranges inspections of the property before and after the tenant moves in. In addition, inspections are made during tenancy as needed. Photos and a written report are arranged, plus each tenant completes a move-in report to ensure a proper record of the property's condition.
Arranging Maintenance & Repairs
To keep the owner's maintenance costs to a minimum, tenants are directed in the lease to pay for minor repairs. Also, Sol Homeseekers Property Management provides company insured handymen at hourly rates. In addition, licensed contractors are called to make repairs on major air conditioning, heating, electrical, and plumbing repairs. Please note that we always try to get you the best rates. Our chosen contractors provide us with very competitive prices due the repeat business relation we have with them over the past years.
Negotiating Rental Rates
Rent rates are negotiated to the highest possible level depending on market conditions, quality of the tenant, length of leases, type of property, and the time of year. Setting proper rental rates and maintaining a strong marketing effort has allowed us to exceed a 95% occupancy rate!
Insuring Legal Documents and Advise
Leases and other documents used are subject to Spanish law and clearly explain landlord rights and tenant responsibilities.
Sol Homeseekers Property Management has its own attorney who offers his services.
Collecting Rents & Deposits
Rents are sent to the property owner monthly. Tenant deposits ( usually 1 month's rent) are sent to the owner to use until the tenant moves out. Tenants who have not paid their rent by the 5th of the month are sent a reminder.
Keyholding
We will hold the keys of your property and upon request make them available to visiting guests or sales agents. This is normally for owners who do not regularly rent out their property or want any other kind of service. We can also arrange for one of our team to be at the property to meet visitors or sales agents.
Property Check Service
This service is mainly for the owner who does not regularly let out their property, but would like to have peace of mind and know their property is being frequently visited and aired. The service is the same as the maintenance check, and is priced 'per visit' according to the instructions of the owner. We also incorporate the keyholding service into the package. We will also make an emergency check on the property in the event of a storm or flooding, making sure all TV's, telephones and electrical appliances are unplugged.
Providing Monthly Report
Property owner checks (cheques) and computer-generated statements are mailed prior to the end of every month.
Conducting a free Rental Analysis
Rental Analysis helps determine what the property will rent for on a long or short-term basis. The analysis normally consists of visiting the property features, evaluating the property and its neighborhood. Recommendations are provided regarding repairs, appearance, marketing ideas and a rent range. A free Rental Analysis can be arranged by contacting info@solhomeseekers.com. Property owners are under no obligation to begin management services after a Rental Analysis is provided.

If you just bought a property and do not have the time to furnish and decorate it, we will do that for you. We’ll be able to offer you nice furniture packages at competitive prices with we negotiate with our contractors.

Airport Service
It is often quite a nerve racking experience driving in another country, especially if you do not know the area, so we would arrange to pick up your guests from Malaga or Gibraltar airports, and transfer them to your property. Will be charged on fixed rates.
Car Rental Service
We can arrange a local car hire at reasonable rates, or return them to the airport at the end of their stay. (This service 4 guests at a time). Arrange baby-sitting where possible. Evening taxis can be arranged.
Furnishing
If you just bought a property and do not have the time to furnish and decorate it, we will do that for you. We’ll be able to offer you nice furniture packages at competitive prices with we negotiate with our contractors.
